Set within a bustling bohemian district brimming with potential, office space across Fitzrovia is proving popular with businesses in every industry. With its diverse cultural and historical links, as well as a successful BID scheme in place to boost the local economy, this is one of the best locations for companies looking to lease new premises.
Fitzrovia has 645 commercial buildings, totalling 10,539,870 sq ft of space. At the end of 2015 office let availability was down to 2.1% with an average asking rent of £60.54 per sq ft. The best properties can cost up to £80 per sq ft, but good accommodation can be found for around £50 – £55.
The area boasts excellent commuter access thanks to numerous nearby Underground stations at Oxford Circus, Goodge Street and Warren Street. At least 3 of London’s mainline termini are located close by, providing overground links to the outer city boroughs and the wider UK. There are also regular bus services linking the district to the rest of the centre.
Historically, Fitzrovia most likely takes its name from the Fitzroy Tavern, which in turn got its moniker from Charles Fitzroy, who built much of the area and whose family then went on to provide many of its street names. His grandfather was the Duke of Grafton and their country estate is Euston Hall, thus giving rise to both the station and the road names. The Dukes of Devonshire and Portland were also notable presences in the district, supplying the Cavendish, Harley and Titchfield designations as well as those based upon their titles.
More recently the region is seeking regeneration through its office and retail spaces, with the creation in 2009 of the Fitzrovia Partnership, dedicated to adding value to local businesses. Since 2012 it has been an official BID, and has undertaken a range of cultural and social activities to boost the area such as installing Christmas lights along Charlotte St, Fitzroy St and Tottenham Court Road. There are also festivals throughout the year and additional support for SMEs with a focus on creating a sustainable environmental and economic model.
All our offices to rent are located on prime sites within Fitzrovia, on both standard and serviced bases. The majority are housed in traditional Georgian, Edwardian or Art Deco buildings, reflecting the quintessential architecture of the region, and provide floor space from 500 to 3,000 sq ft.
